1: AN OLDER WATER HEATER  

If the information about the water heater is not included in the house listing, you can still assess its age and condition yourself during your walk-through. Look for signs of dust, rust, or water at the base of the unit, which can indicate poor upkeep, an aged unit, or issues with the water heater. Keep in mind that if the unit is already 8-12 years old, it may need to be replaced soon, as the general lifespan of a well-maintained unit is typically around this timeframe. While we do not see an older water heater as a major issue to affect your overall decision, it is still important to be mindful of it, as paying for an unexpected replacement right after moving in is not ideal for anyone. 

2: LOW WATER PRESSURE 

It’s important to check the water pressure during a house walk-through, but this step is often forgotten. We advise testing each faucet and shower to confirm that there is sufficient water pressure in all parts of the house. We also recommend running the water for a few minutes to thoroughly assess it. Repairing low water pressure can be expensive, so be sure to look out for this red flag. 

3: DAMAGED DRAINS OR WATER LINES  

Now, onto the drains and water lines. This actually goes along quite well with the previous step. When testing the water pressure of sinks and showers, you can also take an extra minute to observe the drains for rust accumulation. Even though it is not common, rust accumulation can be a costly issue to rectify. Furthermore, carefully investigate all exposed water lines located beneath your bathroom and kitchen sinks. Check for any discoloration or leakage, and pay attention to water dripping while you are running the faucet. 

4: WATER DAMAGE
